Extensions 
We can undertake the complete construction of any size extension from the planning stage to completion. 
Small scale extensions may not need planning permission, but generally planning permission and building regulation approval will be required. 
Below is a typical sequence explaining the construction of an extension. 
  
Obtain detailed plans 
A survey is taken of the proposed building site and detailed plans of the existing property and the proposed extension are drawn. We can provide plans or the property owner can obtain plans themselves. 
  
Obtain planning permission 
A planning application is submitted to the local authority. We can undertake this as the property owners agent or alternatively the property owner can do it.

Ground floor construction 
Construction of cavity walls with cavity insulation up to first floor level. Installation of first floor.  
 
First floor construction  
Construction of cavity walls with cavity insulation up to wall plate level. Installation and fixing of wall plates.  
 
Roof construction 
Construction of the roof structure, breather membrane, battens, slates or tiles, ridge/hip tiles, leadwork, fascias, soffits and guttering. 
Ground floor side extension with a first floor bathroom extension. 
Obtain building regulation approval 
Before work can commence the building regulation approval has to be obtained from the Building Control department of the local authority. Again we can do this or alternatively the property owner can do it. 
  
Commencement of work 
Once all the above paperwork is in place, work can commence. Any existing buildings will be demolished and the site cleared. 
  
Groundwork 
Foundations, underground drainage, radon barrier, damp proof membrane, concrete floors, under-floor insulation and wall construction up to damp proof course level.

External finishing  
Installation of all windows and doors. Rendering to all walls. Downpipes.  
 
Internal finishing 
Internal rendering, plaster-boarding and plaster finishing. 
First and second fixing of all electrical work, plumbing and woodwork. 
Installation of kitchen, bathroom. Hanging of internal doors. Decoration. 
  
Completion 
Once the building work is complete, all debris cleared from site, gas safety and electrical safety certificates issued and the work inspected and passed by the local authority, the project is deemed completed.
